1. Operator

These Terms & Conditions govern all short-term rental bookings operated by B My Guest Vacation Homes Rental L.L.C, Burlington Tower, Business Bay, Dubai, UAE (ORN 818220, TRN 100392847500003 (demo)) — hereinafter "the Operator".

2. Booking & Confirmation

A booking becomes binding once the Operator confirms it in writing (e-mail) and any requested down payment has been received. Website booking requests are non-binding until confirmed.

3. Payment

Unless agreed otherwise, 50% of the total is due at confirmation and the balance 14 days before arrival. Stays booked less than 14 days before arrival are payable in full at confirmation. All rates include 5% VAT; the Dubai Tourism Dirham is charged per bedroom per night (max. 30 nights) as itemised in your quote.

4. Security Deposit

A refundable security deposit per the listing is due at check-in and is returned within 7 days after check-out, less any documented damages or missing items.

5. Check-in / Check-out & House Rules

Check-in from 15:00, check-out until 11:00 unless agreed otherwise. Guests must present valid ID/passport at check-in (DET requirement). No parties, no smoking indoors, and registered guests only. Building rules of the respective community apply.

7. Liability

The Operator is liable only for damages caused intentionally or by gross negligence. Guests are responsible for damage caused to the unit and its inventory during their stay.

8. Governing Law

These terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai. Place of jurisdiction is Dubai.
